Northstar Commercial Partners, founded in 2000, is a privately-held commercial real estate investment company headquartered in Denver, Colorado. Northstar acquires and operates a portfolio of 48 office, industrial, and retail assets in 17 states throughout the nation comprised of approximately $1.5 billion of asset value. Northstar is currently seeking a seasoned Development Director.

The Development Director will help to manage and oversee all real estate development projects.

The position involved all phases of real estate development including site recommendation, selection and control; predevelopment and entitlements; assisting with project financing, construction management, planning, and community outreach.

Qualifications & Competencies

  • An undergraduate degree in business, finance, economics, or real estate is required; MBA or Masters in Real Estate preferred.
  • Knowledge of Yardi and Microsoft Office Suite (including advanced Excel knowledge).
  • Analytical mindset: Synthesizes complex or diverse information; collects and researches data; uses intuition and experience to complement data; designs work flows and procedures.
  • Project Management: Develops project plans; coordinates projects; communicates changes and progress; completes projects on time and budget; manages project team activities; organizes or schedules interns and their tasks; develops realistic action plans.
  • Technical Skills: Reading architectural and engineering drawings, site planning, architectural design, government entitlement such as zoning, construction techniques, real estate law, negotiations.
  • Leadership: participates in relevant annual budgeting and strategic planning; sets clear expectations for direct reports and internal/external partners, including role and responsibilities, deadlines, communication regarding progress, and provides feedback.
  • Outstanding Oral and Written Communication Skills.
  • Teamwork: Balances team and individual responsibilities; exhibits objectivity and openness to others’ views; gives and welcomes feedback; able to build morale and support everyone’s efforts to succeed.

  • Market Analysis: Manage the procurement and completion of demand and supply analyses of local and out of state markets and related economic drivers resulting in strategic direction for project programming, mix, and target markets.
  • Financial Modeling: Develop financial models for potential projects and refining the cost and revenue assumptions to generate an accurate projection of performance and risk for the organization.
  • Due Diligence: Ensure all necessary due diligence is completed in a timely manner to support project entitlements and development.


  • Design Management: Procure and manage multidisciplinary design teams from concept thru construction close-out.
  • Entitlements: Successfully complete all necessary design, due diligence, legal efforts, and community development actions to gain entitlements and infrastructure service for projects.
  • Secure permits in timely manner.
  • Permitting: Complete all necessary efforts needed to secure permits allowing for the timely construction of projects.


  • Oversee the schedule, performance, budgets, and completion of construction management team to ensure delivery meets performance projections and quality levels represented to customers.
  • Provide high-quality customer service to all stakeholders from buyers, lessees, lenders, and other stakeholders involved with projects.
  • Develop strong personal and company relationships with key stakeholders through networking, industry events, and community involvement.
