Northstar Commercial Partners, founded in 2000, is a privately held commercial real estate company headquartered in Denver, Colorado. Northstar acquires and operates a portfolio of 48 office, industrial, and retail assets in 17 states throughout the nation comprised of approximately $1.5 billion of asset value. Northstar is currently seeking a seasoned Chief Operating Officer (COO) to assist in the growth we are experiencing and instill best operational practices.

The COO will lead and manage most the Company’s operational functions for our 40‐person (and growing), national, real estate development and investment company consisting of a mixed portfolio of approximately 8 million square feet. The COO will report to our Founder and CEO and ensure that the operational teams effectively and proactively enable the firm to pursue and meet its aggressive growth plans and strategic objectives, while mitigating risk and maximizing operational efficiencies across multiple business lines.

This role includes ensuring the Company has adequate staffing, core competencies, systems, policies, procedures and practices in place to execute the Company’s goals and ramp up its investment volumes, assets under management, new business lines and opportunities, and overall profitability. Key to this role is the ability to provide analytical support to the leadership team by analyzing operational and financial performance, communication efficiencies, investor reporting, identifying trends, performing statistical analyses, creating and coordinating multi‐disciplinary teams to facilitate root cause analysis and recommend necessary actions to optimize performance. You will engage in extensive cross‐departmental collaboration with property and asset management, finance, investor relations, human resources, legal, business development and other Company disciplines. The ability to navigate interpersonal relationships is critical in this position.
Other responsibilities for the COO position will include, but aren’t limited to, the following:

  • This position is responsible for creating and overseeing the dashboard view of project implementation and company operations. You will ensure work flow is being executed timely and consistently, while proactively identifying potential risks, delays and inefficiencies before they occur. There will be a focus on continual improvement and betterment within all disciplines of the Company.
  • Effectively manage all personnel and HR functions.
  • Create and monitor systems to track progress in all work streams at various stages of each project lifespan and ensure consistent use and adherence to Company efficiency and risk mitigation policies
  • Participate in the development of the company’s plans and programs as a strategic partner.
  • Drive the company to achieve and exceed sales, profitability, cash flow and business goals and objectives.
  • Collaborate with the management team to develop and implement plans for the operational infrastructure of systems, processes and people, designed to accommodate the rapid growth objectives of the company.
  • Direct reporting responsibility with department heads of IT, HR, Risk Management, and Investor Communications
  • Understand the business objectives of the Company; help facilitate growth in existing and new investment lines. Assist Asset/Property Managers and the Accounting department in setting and adhering to property budgets and profit goals.
  • Gather data, prepare and review analytics, provide decision‐support presentations, business intelligence reporting, and trend analyses; identify bottlenecks, recognize opportunities for process improvement, and use operational analytics to impact operational excellence.
  • Oversee collaboration between Asset Management, Property Management, Accounting, Investor Relations, and Development departments to insure the highest level of customer service is provided to property tenants, investors, and clients.
  • Evaluate and provide timely and accurate analysis of budgets, financial reports and financial trends.
  • Provide project management and administrative oversight as necessary to achieve the strategic objectives of operations, providing leadership to the teams and work with them to set and manage milestones and timelines
  • Analyze, design, document, and implement internal reporting systems, operating policies and procedures for the organization
  • Contribute to the preparation of short‐ and long‐range plans and budgets based on broad corporate goals and growth objectives
  • Develop metrics and work processes to hold the team accountable and to track performance, to include the adoption and the implementation of best‐practice sharing, setting benchmarks independent of and beyond industry standards and driving disciplined, financially based decision making
  • Develop a collaborative team environment using strong communication skills and problem solving capabilities.

Experience and Compensation

  • A minimum of 10‐15 years Real Estate Experience
  • Proven experience as COO, EVP/SVP/VP of Operations or similar senior or executive‐level position(s), with demonstrated ability to increase operational performance, manage risks, create synergies across department and business lines, and scale a company to meet rapid growth opportunities
  • Experience overseeing processes for a real estate investment company and in asset/property management and leasing
  • Experience with the entire deal cycle and a demonstrable track record of overseeing real estate projects from inception to disposition
  • Experience understanding and analyzing cash flow projections in ARGUS and Excel
  • Experience in institutional reporting for HNW and Pension Fund investors
  • Proven leader and effective persuasive communicator who shares key information with all stakeholders related to initiatives, management decisions and rationale, and overall performance of the organization, while possessing strong relationship‐building skills with all levels of employees and management
  • Effective, creative and visionary problem solver who knows how to operationally and culturally align an organization
  • Clear knowledge of financing structures on an equity and debt level
  • Low‐ego, hands‐on, action‐oriented and entrepreneurial emotionally intelligent individual who can wear many hats in a fast‐paced environment and consistently align other key stakeholders
  • Demonstrated experience and excellence in coaching, collaborating, negotiating, influencing, and leading groups and programs
  • Compensation is based on experience and work‐related history
